AFX Chain of Title Reports are essential for identifying past property owners and are key to completing a Phase I Environmental Site Assessment. Our reports utilize official land records, typically recorded at the County level, but sometimes at the State or City level. Research involves reviewing Grantor and Grantee indexes in local repositories. AFX offers reports covering 50 years, 60 years, and often back to 1940, adhering to ASTM guidelines.

Title Search and Update Requirements

The maximum allowable foreclosure-related title cost includes:

  • An initial two-owner title search dating back to the deed prior to the mortgagor’s deed
  • Up to three necessary title updates to complete the foreclosure sale
  • Complete copies of all documents and a summary page

The initial title search must be uninsured, without extra charges for insurance or guarantees. The search and any updates must confirm property title, identify all recorded liens and documents affecting the title, and list all parties that must be notified of the foreclosure sale.

This report includes results of a search going back to the deed prior to the mortgagor’s deed. It checks for ownership and any open encumbrances. Our title report summarizes our findings and provides copies of all documents listed in the report.
