Chain of Title Search

A Chain of Title Search involves examining the recorded history of property ownership. Official land records are typically searched on the county level, but are sometimes recorded and kept on the state or even city level. We search the Grantor (i.e. the seller or party transferring ownership) and Grantee (i.e. the buyer or party receiving ownership) indices to monitor and trace all recorded transactions concerning the property.

Chain of Title Search shall be for the following:

Time Scale for the Search

The time period to be covered by the search may be expanded or contracted based on the proposed use of the report. In environmental applications, for example, to meet the requirements laid out in the ASTM E1527-21 standard, it is often traced back to 1940 because such period gives background information about the past uses of the property, including industrial or agricultural activities that could have generated contamination.
